Donald called me from Fort Lauderdale, Florida. Before he asked about price, he asked if the land had any liens or back taxes on it.
That is the right first question. Here are five more traps to watch for.
Donald already has his prefab home picked out. He wants to set it on land that is flat and dry. No swamp. No red tape. And he is paying cash.
So here is what I told him. Every lot we sell is free and clear. No liens. No back taxes. You only pay this year's taxes from the day you close.
Then I sent him three lots in Jennings, right at the top of the state near the Georgia line. Mobile, manufactured, and built-on-site homes are all welcome. You can farm it, too.
Lake County Blvd, Jennings — The biggest of the three at 1.2 acres. Two rivers close by for fishing. Valdosta is about 20 minutes up I-75. $28,997 cash, or $499 down, $411/mo.
NW Blue Oak Ln, Jennings — An acre and a bit, on sale right now. The Suwannee River is minutes away for a canoe. Groceries and a doctor are 12 miles south in Jasper. $27,997 cash, or $499 down, $401/mo.
NW Southern Oak Ter, Jennings — The lowest cash price of the three. One thing I tell everyone up front: this lot has an HOA. It costs about $95 a year, and its only job is keeping the roads up. It does not tell you what home to build or what color to paint it. $25,997 cash, or $999 down, $405/mo.
Donald wanted two to three acres. Two of these sit in the same area. Buy both and you have over two acres, all flat and dry.
Not paying cash? That is fine too. We finance it ourselves. No credit check, 0% interest, and no penalty for paying early.
