Tyberious called me this week from Tallahassee, done renting and ready to build on his own land. Not an investment, not a weekend spot — a place to actually live, with room to breathe but still minutes from a store and a hospital. We walked his wish list together, and three lots fit it.
Take sixty seconds and watch this first:
Tyberious wanted two things that usually pull in opposite directions: a homesite he could build on now and the most land for the lowest price. Here is how the three shook out.
If you want to build and move in — start in Marianna:
Full Acre in Marianna — A little over an acre of build-ready homesite in Florida's cave-and-springs country, with room for a house plus a garden or a workshop. Downtown Marianna — grocery, hospital, hardware — is minutes away, and the caverns and blue springs are right there for the weekends. This is the one Tyberious can drive out and walk this week. $749 down, $348/mo.
If you want the best price and the most land — look at Hastings:
1.25 Acres in Flagler Estates — The cheaper, bigger piece Tyberious kept coming back to: a wooded acre and a quarter you can lock down for just $99 today. It sits on the coast-facing side, about twenty minutes from Palatka and half an hour from St. Augustine. Own it now for next to nothing while the area keeps opening up. $99 down, $284/mo.
1.25 Acres on James Street, Flagler Estates — The lowest total price of anything we have right now. Same wooded acre and a quarter, and the identical land one road over in St. Johns County sells for roughly three times as much. Early-money land in a stretch that is catching up. $199 down, $249/mo.
Straight talk on the two Hastings lots: they are strongest as land you own cheap today and build on as the county keeps opening permits — perfect if you are banking value while you decide. Want to build right away? Pair them with the Marianna acre and you have both.
Those three are the lots I pulled for Tyberious. If you want to look wider, the Freedom Days sale is still running — some lots are marked as much as thirty-five percent off the cash price.

Here is what I want you to take from Tyberious's call. Before I ever point you at a lot, I ask what you are actually trying to do — live on it, hold it, or something in between — because the right answer changes everything. If you are somewhere between building now and banking value for later, let's talk it through. Fifteen minutes, no pressure, and we figure out together what makes sense for your budget and your goals.
