Ramola called me last week with a plan I hear more and more. He doesn't want land that just sits. He wants land that pays him back — a modular duplex. Live in one side and rent the other, or rent both and let the tenants cover the note.
Watch: Why the Rich Buy All The Land →
It is the same move the wealthy have quietly run on for generations. Buy the land. Build the thing that earns.
The catch with a duplex is zoning. You need land approved for two-family living and most lots are not. I pulled the three in our inventory that are — near Palatka, owner financed, no credit check, from $199 down.
If you want land that earns its keep —
R-2 Land in Satsuma — 0.35 acres and the largest of the three, zoned Two-Family so a duplex is yours to build from day one. Quiet dirt road, power nearby, twenty minutes from downtown Palatka. $199 down, $319/mo.
Wooded Lot in Interlachen — 0.38 acres and the most flexible of the three. Modular, manufactured, even a mobile home are all welcome here. A wooded slice of quiet where you build it your way, no one telling you no. $249 down, $330/mo.
Build-Ready Lot in Satsuma — 0.32 acres, also Two-Family zoned, and the lowest cash price of the bunch at $17,997. Same Satsuma stretch as the first one, so you could walk both in a single visit. $199 down, $259/mo.
Not sure which one fits your plan? I offer a free Land Intro Call — fifteen minutes, no pressure. We will figure out together whether a duplex, a single build, or just holding the land makes the most sense for your budget and your goals. It is the same call Ramola and I had before she narrowed hers down.
