Hey,
Melanie and William called me last week. They had a tight deadline — leaving for the Philippines in October — and one question I hear more often than almost any other:
Can we put a small structure up front and still have room in the back for an RV?
They wanted land where a permitted tiny home could sit up front — something that checked the box with the county — and an RV parked out back for family. Their land. Their setup. Nobody else's rules. Cash purchase, under budget, done before October.
She had already watched the videos before the call. She knew how the process worked. Her husband knew the septic questions to ask. They were ready.
If you have been wondering how this whole process works, this is a good place to start. Watch on YouTube →
I put together three properties that fit everything they were looking for. Flexible zoning. Enough room. Cash prices well under their budget.
All three are already gone.
1.25 Acres in Palatka — SOLD — AG zoning, power at the street, 1.25 acres with trees, room for a structure up front and a vehicle in the back. $249 down on terms. Gone before the week was out.
1.1 Acres in Indian Lake Estates — SOLD — Residential zoning inside a lakeside community with paved roads and power already in. Golf course, a marina, and the longest freshwater pier in Florida nearby. $749 down on terms. Gone.
1.04 Acres in Marianna — PENDING CONTRACT — A full acre at the lowest cash price I had in active inventory. As of this email, it is almost gone too.
If reading any of those made you think I would have wanted that — here is what is still standing right now.
If you want to farm it, grow it, and live free —
2.6 Acres on the Suwannee Corridor, Jennings — Rural Residential zoning means you decide what kind of home goes on it. Tiny home, manufactured home, barndominium. 2.6 acres gives you space up front for a permitted structure and room behind it for whatever the rest of life looks like. Trees all around. The Suwannee River is minutes away. This is the lot you buy when you are done compromising on someone else’s rules. $1,199 down, $467/mo.
If you want to live on the water —
0.33 Acres for Lakeside Living, Round Lake — This one sits inside a real lake community with a sense of place that has an actual name. Build your way on a residential lot with water nearby, a boat ramp, and Jackson Blue Springs a short drive out. The kind of lot where you tell people where you live and they already know what you mean. $499 down, $399/mo.
The couple I mentioned at the start did everything right. They asked the right questions. They knew their budget. They just waited a few weeks to pull the trigger on the specific properties I sent them.
The lots I have right now will not wait that long either.
Not sure which lot fits what you have been thinking about? I do a free Land Intro Call — 15 minutes, no pressure, just a real conversation about what makes sense for your situation. We will figure it out together.
