So here it is: the Top 5 Land-Buying Scams (or screwups) that nearly cost me thousands — and the lessons that’ll save you a fortune
1. Brent the Bad Broker - He double-sold the property thanks to a title lag.
We almost got played… but a payment delay saved us.
Dad Advice: Check title status again after recording. Better yet, use a title company and sleep like a baby.
2. Nathan the Naïve Nephew - Uncle left him land in a will — but probate never happened.
So he didn’t own squat.
Dad Advice: The name on the title better match their ID. If not? Run faster than a dad who just sat down and heard, “Can you come look at this?”
3. Fractional Francine - Only owned half the property. Thought that was enough.
It wasn’t.
Dad Advice: Always check the chain of title. If ownership is sliced like a holiday pie, don’t buy the plate.
4. The Tax Trap - Title company missed back taxes. County sold it out from under us.
Luckily, we had title insurance. They paid us.
Dad Advice: Title insurance. Always. Don’t be the guy explaining to his family why the vacation lot is now owned by the county.
5. The Zoning Fiasco - Said “residential,” but was really in a conservation zone.
Translation: You’ll need lawyers, permits, and maybe a goat sacrifice to build.
Dad Advice: Know your zoning before you buy. If the road looks like it was made by deer hooves, that’s probably because it was.
